What is Diversion (Vyapavartan) and Why Does It Matter?
In Madhya Pradesh, agricultural land cannot be utilized for residential, commercial, or industrial purposes without formal diversion granted by the Sub-Divisional Officer (SDO Revenue). Building without diversion can lead to penalties and unauthorized structure notices.
Key Steps in the Diversion Process:
- Online Application: Filing through the MP Revenue Case Management System (RCMS) with Khasra map and intended land use plan.
- Town & Country Planning (TNCP) Approval: Required for larger residential layouts or commercial complexes.
- Premium and Land Tax: Payment of government premium based on prevailing district guideline rates.
- Entry in Revenue Records: Once the SDO passes the diversion order, a new Diversion Record and updated assessment are entered in the revenue records.
Always verify whether the diversion order covers the exact Khasra number and area you are purchasing.
